Several years ago, I was at my wife's sister's house. She has 3 boys. It was a bright summer day and they were all  inside playing video baseball in front of a giant tv.  That kind of struck me. When I was that age, I slept with my baseball glove on. We played baseball in the street in Detroit and we'd have to pause every time a car would come. Later, we were in 'little league'.   The whole thing is kind of emblematic of a larger cultural shift.  Baseball gloves, bicycles and dogs..... It's self explanatory for those that know.

"MIDTOWN MANHATTAN (WABC) -- A 56-year-old woman plunged to her death after stepping out of her car into an open manhole in Midtown on Monday night.

The woman, from Briarcliff, parked her Mercedes Benz SUV at West 52nd and Fifth Avenue just before 11:20 p.m.

She stepped out of her car, directly into an uncovered manhole. The woman fell down about 10 feet....."


....and the sound of lawyers starting their cars could be heard for miles around....

A Sacramento man blew himself up inside his own home after losing it in a tax auction

....turning one seized property into a deadly symbol of the ugly surprises that can come with bargain real estate deals.

"Sacramento County warns bidders that tax auction properties carry significant risks.

Buyers are told they may not be able to inspect homes before bidding, may not be able to enter them, and may discover after the fact that someone is still living inside."



“There may be someone living in the property you purchased,” the county warns in its tax sale information.

That warning is no small detail. Winning bidders can spend thousands of dollars, only to find themselves responsible for dealing with former owners, tenants, or other occupants who have not left the property."

Running a no-inspection auction is attempted fraud. You will never see that in court but it is true.

If I were going to play that sight unseen game, I would bid land value only and even that is a gamble.

But more likely I would just break in and look around.

They said they were prosecuting prospective buyers for trespassing if they disturbed squatters…..then the squatters sue. It’s insane.

AI is inaccuarate as often as it is correct. It's simply relying on high speed internet searches without common sense or the ability to discern fact from fraud.
You can get excellent results, but you have to use more than one AI and have to lead it by its little hand, telling it exactly what to do. Same as your circular saw when you need it to cut something. You have to use the right tool for the right task, and you must commandeer the controls.
